The weather is getting warmer and so is the Metro Atlanta real estate market. Pendings are up and closings are up. Below is the summary for Metro Atlanta with data through June 2017.

  • Year-to-date pended sales through June were up 20% versus last year. Year-to-date closings were up 4% versus last year and down up 3.4% from last June.
  • The average sales price for June was $309,000 - up 2% from last month and up 6.1% from last year. 2017 is on track to be the highest average sales price on record.
  • The listed inventory for June was up 5.6% from last month and down 5.4% from last June. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for June was 2.9 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 13.3 months and properties over $2 million averaging 25.4 months to close. These numbers indicate a seller’s market under $500,000 and a buyer’s market over $1 million.
  • The latest Case-Shiller Index for Atlanta (6/27/17) was up 1.42% compared to the previous month. Metro Atlanta home values are up 65% from the bottom of March 2012.  Increased homes values are building equity and getting sellers back into the market.

  • Year-to-date pended sales through May were up 4.3% versus last year. Year-to-date closings were up 4.9% versus last year and up 2.4% from last May.
  • The average sales price for May was $304,000 - up 2% from last month and up 5.6% from last year. 2017 is on track to be the highest average sales price on record.
  • The listed inventory for May was up 5.8% from last month and down 5.7% from last May. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for May was 2.7 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 10.3 months and properties over $2 million averaging 25 months to close. These numbers indicate a seller’s market under $500,000 and a buyer’s market over $1 million.
  • The latest Case-Shiller Index for Atlanta (5/30/17) was essentially flat compared to the previous month. Metro Atlanta home values are up 63% from the bottom of March 2012. Increased homes values are building equity and getting sellers back into the market.

  • Year-to-date pended sales through April were up 4.4% versus last year. Year-to-date closings were up 4.3% versus last year and down 7% from last April. Closings under $200,000 are significantly lower due to extremely limited supply. Other price points are performing well compared to last year – which was very strong in the spring.
  • The average sales price for April was $300,000 - up 4.5% from last month and up 5.2% from last year. 2017 is on track to be the highest average sales price on record.
  • The listed inventory for April was up 3.8% from last month and down 7.2% from last March. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for April was 3.2 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 12.8 months and properties over $2 million averaging 30.4 months to close. These numbers indicate a seller’s market under $500,000 and a buyer’s market over $1 million.
  • The latest Case-Shiller Index for Atlanta (4/28/17) was essentially flat compared to the previous month. Metro Atlanta home values are up 61% from the bottom of March 2012. Increased homes values are building equity and getting sellers back into the market.

The Metro Atlanta real estate market is off to a mixed start in 2017. Pendings show strong momentum. Closings are slightly up. Inventory has dropped making it harder to find the right property for some buyers. Here is the summary for Metro Atlanta through January 2017.

  • Pended sales for January 2017 were up 30% from last month and up 14.2% from last January. Closings were down 33.9% from last month and up 2.2% from last January.
  • The average sales price for January was $266,000 - down 5% from last month and up 4.3% from last year. The annual ASP for 2016 beat the record posted back in 2006.
  • The listed inventory for January was down 6.4% from last month and down 5.4% from last January. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for January was 4.7 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 19.6 months and properties over $2 million averaging 82 months to close.
  • The latest Case-Shiller Index for Atlanta (1/30/17) was essentially flat (+.03%) compared to the previous month. Metro Atlanta home values are up 61% from the recent bottom of March 2012 and up 8.06% from the average index last year. Increased homes values are building positive equity and getting some sellers back into the market.

  • Neighborhood Campaigns – Our teams will be leveraging e-campaigns, postcards and other mediums to reach the local community before and after the event.

5 Quick Home Makeovers for the New Year

 

Whether you’re considering putting your home on the market this spring or you’re simply looking for a post-holiday pick-me-up, try one of the following ideas to give your living space a boost…and your mental state in the process.
 
1. If you hate it, lose it. Why wait for spring cleaning? If you roll your eyes every time you pass that sofa in the sitting room that no one uses and you’ve never liked, get rid of it. See if a friend or family member can use it, list it on Facebook Marketplace, Craigslist or a neighborhood tag sale site, or donate it to Goodwill or the local shelter. Don’t hold onto objects that make you unhappy.
 
2. Make windows a priority. Windows are a critical aspect of our home environment as they control the amount of light coming into a space…or lack thereof. They are also our connection to the world outside, whether that’s on the 25th floor of an urban high-rise, or a few wooded acres in the country. Make sure your windows are dressed optimally for letting light in, providing privacy and enhancing views. It’s also important to assess your curtains, shades and blinds and make any necessary changes. Rule of thumb—less is more.
 
3. Don’t get walled in. We tend to hang a painting or a mirror on a wall and then let it sit there for years. But who said wall décor needs to be permanent? Our tastes change over the years, so take a good look at your walls and decide if you still like what’s hanging there. If not, check out some great wall décor ideas (photo gallery, mural, unique shelving, etc.) on Pinterest, or your favorite home décor portal.
 
4. Color cures all. Whether it’s painting an entire room, an accent wall or the kitchen cabinets, the quickest way to a fresh feel and change of mood is through a paint brush. Painting also makes for a great weekend project when forced indoors by inclement weather. Too much to tackle? Then change up your existing color patterns with pillows, throws, bedding and area rugs to create a new palette.
 
5. Rearrange the furniture. Have you ever repositioned your bed? If so, then you know how that one small step can create an entirely different feel within your bedroom. Try the same with your living room sofa, office desk and bookcases, or family room entertainment equipment. Even switching up the location of lamps, plants and decorative objects can add a new flow to your environs.
 
Remember, updating your home doesn’t require a major renovation or large investment of time and money. Simple strategies like the above will add welcome changes with little effort.

This is a special time of year and we thank all our clients for their trust. 2016 has been a very good year for our clients and the outlook for 2017 is very positive.

 

 

Zillow reports that Christmas Day, New Year’s Day and the first few weeks of January are some of the busiest online shopping days for real estate. For our seller clients, we have special programs underway so you can take advantage of these opportunities! First, we are running extensive ads on Zillow searches to attract more buyers. No other brokerage provides this level of exposure on the largest real estate website with over 65% online market share.

 

Our company is strategically partnering with the Zillow Group to introduce a new Zillow Video Program that will dramatically increase views for our listings.   • The average sales price for October was $279,000 which is up 3.7% from last month and up 5.2% from last year. The Average Sales Price is on track to beat the record levels posted back in 2006.
  • The listed inventory for November was down 5.4% from last month and down 3.3% from last year. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for November was 4 months. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 14 months and properties over $2 million averaging 33 months to close.
  • The latest Case-Shiller Index (11/29/16) was up .16% from the previous month. Metro Atlanta home values are up 61% from the recent bottom of March 2012 and up 7.6% from the average index last year. Increased home values are building positive equity and getting more sellers back into the market.

The Metro Atlanta real estate market is hot as we close the hot summer and move toward fall. Our company continues to lead the market with closed units up 12%. Here is the summary for Metro Atlanta real estate through July 2016. Click here for more detailed slides.

  • Closings for July 2016 were down 12% from last month and down 4% from last July. Year-to-date 2016 closings were up 8.5% compared to YTD 2015.
  • The average sales price for July was $290,000 which was down 1% from last month and up 2.5% from last year. The ASP is reaching record levels posted back in 2006.
  • The listed inventory for July was up 1% from last month and down 4% from last year. But the limited availability of desirable properties is still driving multiple offers and very quick sales in select areas.
  • Overall months of supply for July was 3.4 months versus 3 months in June and 3.4 months last July. Six months is considered normal. Luxury properties are taking longer with homes above $1 million averaging 14 months and properties over $2 million averaging 34.8 months to close.
  • The latest Case-Shiller Index (7/26/16) was up 1.27% from the previous month. Metro Atlanta home values are up 58% from the recent bottom of March 2012 and up 6% from the average index last year. Increased homes values are building positive equity and getting some sellers back into the market.

  • Local Promotion – Our teams will be putting up directionals, balloons and other materials to attract local prospects. Of course, we will respect local ordinances.
  • Neighbor Previews – Our teams will also be organizing previews for neighbors who may be interested or know someone that may be a candidate as their new neighbor.
  • Neighborhood Campaigns – Our teams will be leveraging e-campaigns, postcards and other mediums to reach the local community before and after the event.

As you can see, these are NOT traditional open houses where the agent places a few directionals and hopes for a buyer. These are MEGA Open House Events! Supply: Atlanta area housing inventory totaled 16,133 units in October, an increase of .2% from October 2014. New listings totaled 4,526, down 1.7% from October 2014 and down .04% from the previous month. The supply for sales over a 12 month period declined slightly, at 3.8.

Demand: October residential sales were at 3,926, an increase of 0.5% from the previous year.

Price: Average and median sales prices continue to gain traction and outpace 2014's figures, with positive gains. The median sales price in October was $219,000, an increase of 6.8% from last October. The average sales price was $274,000, up 5.4% from the previous year.

The fall selling season is in full swing.  The turmoil in the stock market caused by potential interest rate hikes and fears of a slowdown in China had a short-term impact to real estate sales. 

  • Closings for September were down 23.8% compared to last month and down 2.1% compared to last year. Year-to-date closings were up 14% compared to the same period in 2014. 
  • The average sales price was $263,000 in September versus $272,000 in August. The average sales price for the year 2015 is $266,000 which is up 52% from the low point of 2011. 
  • Listed inventory was down 1.4% from last month and down .3% compared to last year. Inventory is up 53% from the recent low mark of February 2013.  But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales in those areas. Remember, real estate is local and markets can be very different.
  • Months of supply remained very low at 4.9 months for September. Six months is considered normal. Luxury properties are taking longer to sell with homes above $1 million showing 22 months of supply and properties over $2 million showing 23 months of supply.   
  • The latest Case-Shiller Index (9/27/15) reports that Metro Atlanta home values are up 52% from the recent bottom of March 2012. Increasing homes values are getting some sellers back into the market but also decreasing affordability for other buyers.

June 21st is the official first day of summer. The real estate market is already hot and sales activity is high. Click here for the Metro Atlanta Real Estate Report. Here is a summary: 

  • Closings for May were up 1.4% compared to last month and flat compared to last year.
  • The average sales price jumped to $283,000 in May versus $269,000 in April. The average sales price for year-to-date 2015 was $259,000 which is up 47% from the bottom of 2011.
  • Listed inventory was up 4.2% from last month and up 1.2% compared to last year. Inventory is up 42% from the recent bottom of February 2013. But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales in those areas. Remember, real estate is local and markets can be very different.
  • Months of supply increased slightly to 3.7 months versus 3.6 months in April. Six months is considered normal. Luxury properties are taking longer to sell with homes above $1 million showing 16.5 months of supply and properties over $2 million showing 30 months of supply.
  • The latest Case-Shiller Index (5/28/15) reports that Metro Atlanta home values are up 45% from the recent bottom of March 2012. Increasing homes values are getting some sellers back into the market but also decreasing affordability for some buyers.

Happy Father’s Day!


Father's Day originated in 1910 in Spokane Washington. Sonora Smart Dodd was the daughter of a Civil War Veteran who raised his six children as a single parent. To honor her father, she organized the first celebration at the Spokane YMCA. There were several attempts to create a national holiday by President Woodrow Wilson, President Calvin Coolidge and others. In 1966, President Lyndon B. Johnson issued the first presidential proclamation honoring fathers and declaring the third Sunday of June as Father's Day. Six years later, the national holiday was made permanent and President Richard Nixon signed it into law. Happy Father's Day to all the dads! Sunday, June 21st is your official day. Independence Day, commonly known as the Fourth of July, is a federal holiday in the United States commemorating the adoption of the Declaration of Independence on July 4, 1776. As we enjoy our holiday, it is important to remember what Independence Day is all about. 

During the American Revolution, the legal separation of the Thirteen Colonies from Great Britain occurred on July 2, 1776, when the Second Continental Congress voted to approve a resolution of independence declaring the United States independent from Great Britain. After voting for independence, Congress turned its attention to the Declaration of Independence, a statement explaining this decision, which had been prepared by a Committee of Five, with Thomas Jefferson as its principal author. Congress debated and revised the wording of the Declaration, finally approving it on July 4. From the outset, Americans celebrated independence on July 4, the date shown on the much-publicized Declaration of Independence, rather than on July 2, the date the resolution of independence was approved in a closed session of Congress. 

In a remarkable coincidence, both John Adams and Thomas Jefferson, the only signers of the Declaration of Independence later to serve as Presidents of the United States, died on the same day: July 4, 1826, which was the 50th anniversary of the Declaration. Although not a signer of the Declaration of Independence, but another Founding Father who became a President, James Monroe, died on July 4, 1831, thus becoming the third President in a row who died on this memorable day. Calvin Coolidge, the 30th President, was born on July 4, 1872, and, so far, is the only President to have been born on Independence Day.
